Yes, We Really Do Try To Listen

I got an email yesterday sharing this with me and thought there was something definitely to be learned from it.

An office was having a "going away" party for a lady in their office. Someone called a store (yes, I did omit the name) and ordered the cake. Here are his instructions:

"He told them to write: "Best Wishes Suzanne" and underneath that write "We will miss you"." You can tell from the picture that things didn't quite turn out as was intended.

What can we learn from this? Communication is key! I have always heard people say that you need to ask questions and listen.

But, it is not enough to just ask questions and listen to the answers. We need to be sure that we understand what they are saying. Otherwise we might find ourselves with a face full of cake.

Rest assured, that one of the things that we want to be sure that we are doing is listening to our clients and making sure that we have understanding. This helps us assist you more effectively and efficently so you can find your dream home.

When Home Inspections Find Housing Problems...

I was reading an article today from the National Association of Realtors, 6 Common Housing Problems that Spook Buyers, and found that there are some things that will make a buyer run from a potential property.

One of the important things the article pointed out was the importance of a home inspection and the need, if possible, for the buyer to be at the inspection. If you are at the home inspection you might have the opportunity to ask questions for clarification and understanding.

The article listed six things, or issues, that seem to cause the most fear: (I have added my own commentary to their information.)

1. Water damage. After walking through a house nothing worries potential buyers more than water spots or clear water damage. It was noted in the article that "all water damage isn't serious." One of things you will want to know is whether the water damage or leak is major or minor. While major leaks can be be quite costly, some minor ones may only require a few hundred dollars or less. So, it might be worth your while to get an estimate from a professional who can let you know how serious it is and what it might take to remedy.

2. Missing permits. In today's HGTV world, there are a lot of do-it-yourself types out there working on their homes. Something they might neglect to do is get a permit to do the work. Before you completely mark this off the list, the article suggests that you "ask the home inspector if the work was done well and meets code requirements..." If it was done well and passes inspection it might be a nice addition.

3. Code violations. Sometimes you might hear an inspector utter those words. Find out what it would take to bring the situation up to code. Often, in older homes, you might find plumbing or electrical work that is out of date. Some code repairs might be as simple as replacing a plug outlet. So ask.

4. Cracks in the garage floor. I have been in many homes and seen cracks in the basement floor or driveway. From talking with some inspectors, most of these cracks are nothing more than settling and are not indicative of structural problems. Find out from the home inspector whether they are or not. If they do suggest a problem, find out what the problem is and what it might take to correct it.

5. Termites. Damage or a presence of termites can be seen in a large part of the country. Alabama does have them, like most of the south. If they are found, first, they need to be gotton rid of. Once they are gone, you will be able to see what kind of damage has been done and find out what it might take to fix it. If your home isn't protected, we would recommend you getting a bond and regular treatment to prevent further occupation or damage.

6. Foundation cracks and other foundation issues. Cracks can be found in the foundation of many dated homes. If you find any, I would do as the article suggests and "Get an expert to inspect the problem and estimate - what if anything - needs to be done."

Birmingham Alabama is Looking On The Bringht Side

Last week an article came out in the Birmingham News pointing out a drop in sales for the month of September. In BIG print it read, "Month's Sales Drop 15%..." Let's read on though, because things may not be as bad as it seems. Let's look on the bright side.

To be "fair and balanced" let's look at both sides of the equation though. Sales are down, it is true. There is no denying this because the numbers back it up. Comparing September 2006 against September 2007 you will see that sales were down from 1,523 in 2006 to 1,283 in 2007. For the year we are down as well from 14,473 in 2006 to 13,942 in 2007 so far. But, the median price is up. In September of 2006 the median sales price was $159,000 and it is now up to $164,200 in September of 2007. New home sales have fallen probably the most. Sales volume in September of 2006 was 7.8 months and is up to 9.2 months of September of 2007.

Now, let's look on the bright side. Last year, 2006, was a banner year for our area. We continue to do all of our comparisons based on our best year ever for sales. So far, we only behind last year by 3.7% which puts on pace to having the second best year ever. So, has the Birmingham real estate market been affected, yes, but are we crumbling as the media would have you think?

Absolutely not. As Gary Keller reminded us a while ago, all real estate is local.

Bathrooms and Preparing Your Home To Sell Part 4 of 4

Home Owners and Home Sellers, you may or may not realize this, but what you are doing right now in your home, whether it is on the market or not, will make an impact on how long it takes your home to sell, how much you will make on the sell of your home, and how difficult or easy the sell will be.

You will learn that when your home goes on the market that any semblance of privacy goes out the window. Your house becomes more of a display piece than a home.

Since we are taking a look in the bathroom, you will agree that there are some things (sights, smells, sounds, etc...) that buyers (visitors) will not want to experience while in that room.

So what do you do to prepare that bathroom for guests?

We have identified four things to do to prepare your bathroom for guests, and these are:
1. Clean
2. Fix
3. Sanitize
4. Finishing touch

Today, we want to discuss step 3, the Finishing Touches! Hopefully, you have cleaned, repaired, sanitzed, and are ready to wrap things up.

There are a number of ideas to keep in mind and this list is not exhaustive. For example, on the counter many agents suggest only having three items such as potpourri, a new soap dispenser and a plant. Also, keep things off the top of the toilet tank (in case prospective buyers and/or inspectors may want to sneak a peek).

Something else we need to remember is maintenance. We need to maintain the clean scent and fresh appearance of the bathroom. This means keeping away the clutter and dust and grime that seems to show up. Clutter, by the way, can be seen as toothbrushes, hair brushes, hair blowers, make-up, etc... I think you get the picture. For the staging benefit, you might want to be sure that a clean set of towels and or robe can be on display as well. After the big clean-up and repair job in the bathroom, it is important to maintain the fresh smell and appearance each day the house is on the market.

Hopefully this will help create the kind of bathroom that someone can imagine moving in to.

Since we are taking a look in the bathroom, you will agree that there are some things (sights, smells, sounds, etc...) that buyers (visitors) will not want to experience while in that room.

So what do you do to prepare that bathroom for guests?

Today, we want to discuss step 3, Sanitize! Some may wonder why this isn't the same as step 1. Sanitizing and cleaning are closely related, but, let's be honest. Most of us don't really sanitize when we clean. We throw away, wipe off, and reorganize.

I am assuming that you have already cleaned and fixed and re-cleaned after you made a mess fixing things. Now, what you need to do is look around the walls, ceilings, crevices in the shower, around the tub, in the sink, and around the toilet. You are looking for all the mold, mildew, and just general grime that normally doesn't come up with just the bathroom cleaner. We want it looking like new.

I know this was short, but it needs to be reminded of and remembered. Next, we will look at the finishing touches.

Home Owners and Home Sellers, you may or may not realize this, but what you are doing right now in your home, whether it is on the market or not, will make an impact on how long it takes your home to sell, how much you will make on the sell of your home, and how difficult or easy the sell will be.

You will learn that when your home goes on the market that any semblance of privacy goes out the window. Your house becomes more of a display piece than a home.

Since we are taking a look in the bathroom, you will agree that there are some things (sights, smells, sounds, etc...) that buyers (visitors) will not want to experience while in that room.
So what do you do to prepare that bathroom for guests?

We have identified four things to do to prepare your bathroom for guests, and these are:
1. Clean
2. Fix
3. Sanitize
4. Finishing touch

Today, we want to discuss step 2. Step two is to fix. Fixing our bathroom can involve a large number of things. They can be from the easy, "You can do it!" type of stuff to the "You had better call a professional!" type of stuff. (Or as my wife says, "You had better not try that!" type of stuff.)

Some of the things will be discovered as you are working on cleaning (step 1). You might notice while cleaning out from under the sink that there is a leak. If it is a leaky faucet, you might have to change a washer. Look inside the toilet bowl and see if it fills up all the way. While cleaning the shower you may discover chipped or cracked tile that needs to be regrouted or replaced.

This short list is just to get you thinking. It may not be a bad idea to have a plumber come out and check out some of these items like the shower, toilet, and sink. Either way, it is entirely up to you.

Like I said last time, this list is far from totally inclusive. It is to be a starting point. By the time you have completed steps 1 and 2 you will probably already be addressing step 3 or at least making a list for it. It is time to Sanitize it!

Today, we want to discuss step 1. Step one is to clean. Cleaning can involve a large number of thingssuch a de-cluttering by getting rid of all those old bottles of shampoo, conditioner, medicine, and boxes from every nook and cranny of the room and cabinets. Next, comes the bottle of bathroom cleaner. Everything and everywhere, while cleaned out, needs a good wipe down inside and out. Make sure you check the shower for soap scum, discolored grout, and mildewed shower curtains or liners.

Now, this list is far from totally inclusive. It is to be a starting point. You will see many things while you are busy cleaning and discover even more as you move on to step 2 which we address later. Fix it!

Making Halloween Memories A Treat and Not A Haunt

Halloween can be a fun time for all of us with families, but like all else. We need to make sure we are doing the things to make sure it is safe and fun.

I found this website, Halloween Safety Guide, while doing some searches on Halloween Safety and thought it would be a benefit to us all.

On the site they outlined safety tips for kids, parents, pets, parties, costumes, and yard haunts. Some of the tips they gave were:

1. "Teaching your kids basic everyday safety such as not getting into cars or talking to strangers, watching both ways before crossing streets and crossing when the lights tell you to, will help make them safer when they are out Trick or Treating."
2. "The best bet is to make sure that an adult is going with them. If you can't take them, see if another parent or a teen aged sibling can go along."
3. "To keep things moving for either an adult party or child's party, make sure that you have some games, like a scavenger hunt or a murder mystery planned in advance."
4. "Instruct your children not to eat any treats until they bring them home to be examined by you."
5. "When building your haunt, make sure that the walk ways are far enough away from things so that people can't trip over them or hurt themselves. This also is good for you, this means that your visitors won't be able to ruin your props and sets. Some people just have to vandalize at this time of year and ruin it for others."
6. "If you are going to dress your pet in a costume, keep in mind that unless the dog or cat is extremely receptive to this kind of thing, you could be causing it discomfort and stress. Some animals don't mind at all but others do not want to be bothered with this kind of thing. They'll be under enough stress with the festivities going on outside and people at the door constantly so don't cause them any more nervousness then you have to. You may love to dress in costume but then, you aren't a dog or a cat."

Birmingham Alabama Real Estate Luxury Homes Market Watch January-September 2007

The Birmingham Alabama Luxury Home Market has been coming up a lot over the past few weeks based upon statistics from the Birmingham MLS. According to the Birmingham MLS luxury home sales are up. (Let me note for this article, I am classifying luxury properties as those that sell/list for one million or more.)

According to this, 85 million dollar plus homes have sold so far this year. The highest price sell was $3,495,000 and the average million dollar plus home that sold, sold for $1,463,868. Average days on market for the sold luxury homes was 122 days up 14 days from the same time frame in 2006. However, the average sold price is $1,463,868 which is up $88,302 from the same time period last year.

We have identified eight steps to buying a home. These are:

5. Make a written offer and negotiate the price.

Step 6, Submit Earnest Money a.k.a. Open an escrow account. After an agreed upon sales amount has been found, you will submit earnest money, or open as escrow account. Your real estate agent will be the go between for you on this.

The purpose of this amount of money is intent, or proof, that you really do intend on purchasing the home. It is not a down payment. You down payment will be handled through your mortgage company. The earnest money acts as a "good faith deposit" in the hands of the seller's agent's company. I have heard that many buyers may offer as high as 5-10% of the selling price of the home. In my own experience, most buyers have submitted from between .5%-2%.

After this has been done, it will be time to have a home inspection...

They will negotiate by countering back with another price. As the negotiating process goes, you will go back and forth until you come to a price that you both can agree on.

A word of warning is that you will start to get mixed up once you have seen somewhere between five and ten homes. Keeping these will help you remember all the homes you have seen and help you make the best decision about your next home.

Step 3 is secure financing. Now, at this time I probably need to note that is very important to do. Often we have clients come to us who have already been approved or qualified for a loan. Doing this ahead of time will let you know where you should be looking. If you don't do this you will either fall in love with the home that is just slightly more than you can afford, will waste time looking at homes that don't meet your needs because you didn't know how much you could really get, or will take the chance of finding your dream home, only to lose it to another buyer, because you were waiting on the approval.

So, back to securing financing, getting "pre-approved" for a loan in the amount you are willing and able to borrow will put you in a stronger position to buy a home when you're ready.

Now that you know what you can afford, it is time to find your dream home.

It's Pumpkin Time!

It is the time of year for pumpkins and jack-o-lanterns! Pumpkin patches can be seen popping up at churches, communities, schools, and farms all around the area. Glowing smiling faces can be seen at night. It is a fun time.

I was doing some research to see if I could find any tips for finding the perfect pumpkin. I found this article on WikiHow on How To Pick Pumpkins. (You can click the link to see the full article)
I thought I would summarize it for you and give you the short and sweet version.
1. If you are going to be buying for a Jack-O-Lantern, pick your design first. This will let you know what shape pumpkin you will need.
2. Look at its skin. Pick one that has firm skin, unblemished, even colored, and smooth.
3. I thought this was as interesting. Keep a look out for smaller pumpkins ("sugar pumpkins") that are good for eating.
4. Knock. Not to say hello, but to hear a hollow sound which will let you know that it is ripe.
5. Stand it up to make sure it will sit up level. This will let you know where you will have to carve. You don't want it facing the ground.
6. Do not pick it up from the stem. Pick it up from the bottom. Also, leave as much of it there as possible to help it live longer. (If cutting from the vine.)
7. Handle with care. Bruises will shorten its life.
8. Keep it stored in a cool dry place to keep it from rotting.

More important than picking a pumpkin is having a great safe and fun time making memories with your friends, family, and loved ones.

So, how does a new car payment affect your purchase price?

This is what we will look at today. Let's start with the assumption, that this is true. A new car payment will affect your purchase price. For instance, you are earning $5000 a month and have a car payment of $400 a month. (And, let me remind you that this is a low payment.) At current interest rates (approximately 8% on a thirty-year fixed rate loan), you would qualify for approximately $55,000 less than if you did not have the car payment. WOW! This is significant.

You might be thinking to yourself, "I know I can afford the car payment and mortgage payment." BUT, in reality, mortgage companies approve your mortgage based on their guidelines, not your opinion.

I have received some mixed opinions on this subject, but the entire point was to make you think. So, think ahead! If you are going to remember one thing while you are standing there at the car lot, electronics store, furniture stone, etc... remember this. Are you going to be purchasing a home? Purchasing your home is a much bigger purchase when considering your future financial well-being.

We ended the last post with our loan officer saying, "If only you didn't have this car payment, you would certainly qualify for a home loan to buy that house." The reason why she said this was because of your "debt-to-income" ratio.

But, what are debt-to-income ratios?

Today, our goal is to define this in a simple and direct manner.

So, simply put, a debt-to-income ratio is the percentage of your gross monthly income (before taxes) that you spend on debt. This will include your monthly housing costs - including principal, interest, taxes, insurance, and homeowner's association fees, if any. It will also include your monthly consumer debt, including credit cards, student loans, installment debt, and....CAR PAYMENTS!

This whole series has been based upon the purchase of a new car right before you buy a home. Please understand that this "car" doesn't have to be a car. It can be any major purchase.

Next, we are going to actually look at how the purchase of the new car affects the price of the home you can purchase.

I was watching cartoons the other day, (YES, with my kids...) and this video came on. I was hoping I could find it. I know it is a little long (about 10 min.), but it illustrates something we all need to be aware of.

Get a home inspection!

No, we can't make you as real estate agents. (However, if you don't you will sign a form that says it was your decision and we are not liable.) Your mortgage company probably will. Either way... You will see here what can happen to a home if it is not properly taken care of. You will also see what can be happening behind the scenes without you even knowing it until it is to late.

In Don't Buy That Car! Or Anything Else! We introduced this inevitable situation so many of us get in to.

We see a car that we just can't stand to live without, and now is the perfect time to buy it.

But, is it really?

Today we are going to talk about this desire we have to spend money and where it could get us.
We all have a special love affair with the automobile and other high priced items that become high priority items on the shopping list. Later, as our dream list expands more and more things will be added to the list and one of those will be a house. Unfortunately, by the time home ownership becomes more than a dream and a priority, you will have already bought the car.

It happens all the time, sometimes just before you contact a lender to get pre-qualified for a mortgage, or right before you decide to call us, your real estate consultants. At the interview, you tell the loan officer your target price range. He will ask about your income, your savings and your debts, and then give you his opinion.

It will sound something like this, "If only you didn't have this car payment, you would certainly qualify for a home loan to buy that house."

You see, when determining your ability to qualify for a mortgage, a lender looks at what is called your "debt-to-income" ratio.

And this is what we will talk about next.

Be Happy - Live Longer

I clicked online today and read the most interesting article about being happy. It said, "Being optimistic in middle age increases life span by at least 7.5 years-even after accounting for age, gender, socioeconomic status, and physical health, according to a large Yale University survey."

So, what are the things that bring this optimism. This article discussed the four Habits of Happy People. You can go and see the entire story from the experts. Let me share with you my impressions.

Habit 1: Don't Stop Talking Ever
OK, that is an exaggeration, but the point it to be engaged in conversation. A professor of medicine and epidemiology at UCLA, Teresa Seeman, PhD, says that, "Just talking on the phone to a friend has the immediate effect of lowering your blood pressure and cortisol levels..." and "Our research shows that having good long-term relationships provides as many physical benefits as being active or a nonsmoker." According to the article, people who are social at least once a week "live longer, keep their brains sharp, and prevent heart attacks."

Habit 2: Be Thankful
Author of "The How of Happiness: A Scientific Approach to Getting the Life You Want," Sonja Lyubomirsky, PhD, said that, "It's hard to be bitter and mad when you're feeling grateful." They suggested recording the things you are thankful for several times a week. I would imagine saying them sometimes would be good too. Benefits of this were noted as being "optimistic about the upcoming week and more satisfied overall with their lives, (and)...they also feel physically stronger."

Habit 3: Random Acts of Kindness
I have always heard to perform random acts of kindness. (If you plan them, are they random?) How many are necessary though? They suggest five to "boosts your sense of well-being and happiness." Lyubomirsky does warn us though that there will be ramifications to your acts of kindness. It is possible that "You see how much you're appreciated and liked by others."

Habit 4: Reflect, Review, Restart
It took me a minute to come up with three re's, but they do sum up the fourth habit. They suggest to start by reflecting upon the past. The good, the bad, and the ugly. Review these times and think of them as "triumphs, missteps, and lessons for the future." Reviewing the triumphs can have an amazing affect on your self-esteem and reviewing the missteps can bring upon the forgiveness that you should have done for yourself years ago. Robert N. Butler, MD, president of the International Longevity Center-USA, says that, "If you can come to terms with past events, you'll be better able to handle tough times down the road."

Does this mean that the pessimist is doomed to short and miserable life?
Well, yes and no. Apparently there are two kinds of pessimists. (Who knew?) There are active ones and passive ones. Active ones, according to the article, an active pessimist is "a feisty spirit who loves to complain, criticize, and generally mix it up with others-but then takes action." Toni Antonucci, PhD, director of the Life Course Development Program of the Institute for Social Research at the University of Michigan says that, "Active pessimists do battle with life. Being that engaged is actually good for them and can provide some of the same benefits that optimists enjoy." and "Passive pessimists, on the other hand, feel paralyzed by gloom, have given up on themselves and life, and will likely live fewer years because of their bummer attitude."

Birmingham Alabama Fall Parade of Homes Special Events

It starts this weekend! The Fall Parade of Homes has arrived! The largest home extravaganza is beginning September 29-30 and will also be the next two Saturdays and Sundays on October 6-7 and October 13-14, 2007.

This year promises to be the largest ever with 222 homes and 2 remodeled homes on display. There will be homes showing ranging from a starter home for the first time home buyer to high end luxury homes for those looking to make a move upward.

I have been going since before I was in involved in real estate, and personally just love to look at homes and see the new trends in architecture, home technology, and dream build.

Mountain Brook Alabama Real Estate Guide and Community Tour

Local developer, Robert Jemison, developed Mountain Brook in 1929 to be mostly residential. It was later developed in 1942.

Mountain Brook has its own school system with four elementary schools: Mountain Brook Elementary, Cherokee Bend Elementary, Brookwood Forest Elementary, and Crestline Elementary, one junior high school: Mountain Brook Junior High, and one high school: Mountain Brook High School.

There are three shopping villages in Mountain Brook. These were part of the original plan developed by Warren H. Manning, a Boston-based landscape architect who had developed plans calling for three shopping villages called "English Village", "Mountain Brook Village" and "Crestline Village.

Birmingham Hoover Alabama: More Good Reasons to Live Here

I was reading an article from Realtor Magazine and found out more reasons why Birmingham Alabama is a great place to live.

In today's market, a lot of buyers are looking for a bargain. It looks like, according to economists from Fiserv (FISV), Lending Solutions, Moody's(MCO) Economy.com, and BusinessWeek, that Birmingham and Hoover offer buyers just that.

First, though, let's define what a bargain is, according to these economists. They define a bargain as a place where homes are affordable, price appreciation is probable, and the economy is strong.

Now why is the Birmingham Area among these areas? For starters, the median home price is $164,900. Also, the affordability ratio is 2.9. (This is formulated by dividing the median home price by the median family income, and lower is better.) The forecast 2 year change in home prices is 9.2%, and the forecast 5 year employment growth is 1.6%. These are all great statistics!

First of all, we admit it, home buying and selling is scary. You know it, we know it, and we admit it. The big question is, what are we scared of?

What are we scared of?

We have found that there are about three things that probably scare you most about buying a home.

Our hope over the next few days is that we will be able to give you some behind-the-scenes secrets that will help you deal with the 3 things that scare you most about buying a home.
So what are these three things? We have identified them as, first, cost, second, commitment, and, third, people. (We tried, but we couldn't come up with three c's.)

Buying a home must up there at the top of all frightening experiences, but, the reality is, is that many of us will buy a home and do it again during our lifetime.

By giving you a these "behind-the-scenes" secrets, we hope to help you deal with the 3 things that scare you most about buying a home.

Birmingham Alabama Strong Housing Market and Strong Economy

I was reading a short article in the Birmingham News this week by Roy Williams and found out that we are becoming a bigger blip on the radar, and for good reasons.

Ed Finn was in town this week as a keynote speaker in a UAB and Merrill Lynch Lecture Series. Now, of you are like me you are asking, and? who is Ed Finn? Ed Finn is the editor of Barron's magazine and the editorial director of SmartMoney magazine. So, he probably knows a little bit about what he is talking about.

So, what did Ed Finn say other than Birmingham has one of the strongest economies and housing markets in the country. He also stated, "The entire state of Alabama is doing well, Alabama and Birmingham are benefiting from a growth in high-paying jobs..."

Finn also noted that Birmingham, as well as, Huntsville and Montgomery, have very undervalued housing markets compared to many other big cities across the nation. Also, Finn stated, "When CEO's look for cities to move in, they want places where houses are affordable."

It looks like Birmingham and Alabama is a great place to live and a great place to work.

Figure Our How Much Home You Can Afford

If you listen to any ad for a mortgage company or real estate company or if you just talk to a loan office or real estate agent, you will hear them suggest that if you are renting and have cash for a down payment, then you can afford to buy a home.

There is a dilemma though, what if you don't rent? And if you do rent, how will you know what price range should you start your home search in?

We want to take you step-by-step through a process that can help you come up with a price range for your home search.

Let us put out a disclaimer though, you should always speak with a mortgage lender, to determine EXACTLY what you can afford. This formula will just give you an idea of where to start.

Step One: (Annual salary ÷ 12)
Take your annual salary and divide by 12. For example, if your annual salary is $75,000, divide this by 12 and you'll see that your monthly income is $6,250.

Step Two: (Monthly salary x percent you want to spend)
Most brokers and financial planners will recommend that you spend anywhere between 25% and 36% of your monthly income on household expenses. For this example we will use 36%, which would be at the high end of the range. $6,250 x .36 = $2,250.

Step Three: (Calculate your debt)
Add up your currently monthly debt. Make sure you include things like your car loan, insurance, school loans, credit cards, and any other personal debt you may have. All of this added together gives you your total debt. Just a guess, but let's say that these add up to a monthly payment of $750.

Step Four: (Amount you want to spend - total debt)
Now, take that total debt and subtract it from the amount that you were willing to spend per month to get your maximum monthly payment. $2,250 - $750 = $1,500

Step Five: (Monthly payment x12)
Multiply that house payment by 12 months, and you have $18,000 to spend each year.

Step Six: (Annual payment ÷ interest rate)
Divide this annual amount by the current interest rate (We're using 10%, because it's a nice round number, and a good average). So, $18,000 ÷ .10 leaves you with $180,000 available for a mortgage!

Step 7: (Mortgage + Down payment)
Now, take the amount that you have calculated that you can afford to pay for a mortgage, add the amount of cash that you have on hand to make a down payment, and you get your purchase price!

So, using the current example: The mortgage was $180,000 plus you have $20,000 on hand for a down payment, then you can afford to purchase a home for $200,000.

Now, did that REALLY seem like brain surgery to you?

Please remember though, this is a quick and easy estimate only! You should work with a mortgage lender so that you know EXACTLY how much you can afford.

Hoover Alabama Job Market: One of the Nation's Strongest

According to the US Bureau of Labor Statistics, the job market in the Hoover-Birmingham metro area is one of the nations strongest. In July, the unemployment rate for the area was 3.6%. This score ranked Hoover-Birmingham area 6th out of 49 major metropolitan areas with at least one million people. (The leader was Richmond at 3.2%.)

Larry Holt, the director of research for the Birmingham Regional Chamber of Commerce said that, "It helps to have a very healthy economy and each of our job sectors in Birmingham is performing well... And the fact our housing market and economy throughout Alabama is holding up is a plus."

Roy Williams, a writer for the Birmingham News, noted that the reason for such a strong showing was due to the area having a diverse economy ranging from banking, to health care, to retailing, and to government.

An economics researcher from the University of Alabama, Ahmad Ijaz, stated that, "I think the job market in the area will continue to remain relatively strong through the fall..."
Alabama as a whole ranked well too. It ranked 10th nationally with a rate of 3.7% in July. Some counties that strongly helped that ranking were Shelby County at 2.6%, Blount County at 3.1%, Chilton County at 3.4%, and St. Clair County at 3.5%.

The Hoover-Birmingham metropolitan area just gives one more reason for Alabama being a great place to live.

There are a number of people involved in the home buying process. We need to realize and understand that these professionals base their careers on helping you find your dream homes and purchase it.

Today is the final installment of this series where we will be sharing some insights into what they are actually doing for you. Our hope is that this relieves some of the tension of having all these people around and helps you understand what they are doing for you.

Today, on this final installment, we will be talking about the Pest Control Operator. Some lenders require that you have the home checked for wood-destroying pests - termites and ants are the typical villains. These professionals poke around the attic, basement, walls, and grounds to ensure that these pests aren't squatters in your dream home. While some of these may be found by a home inspector, they may not. This would probably be something you would want done if you were purchasing a home in an area that was prone to these wood-destroying pests. From personal experience, most of my buyers thus far have relied solely on the home inspectors report and only gone this extra route if something makes them feel as though they might want to have it checked out. Remember, it is your home. You will want to choose how you want it inspected.

Today, we will be talking about the Home Inspector. The Home Inspector checks the working condition of electrical, mechanical, structural, and plumbing systems in the home. Upon completion of the home inspection the inspection company should give you a copy of the home inspection report within a day or two. You will need to be sure that your buyer's agent gets a copy as well. Upon previewing the home inspection report, you will need to decide whether or not you want to proceed with the purchase of the home. If you do so choose to proceed with the purchase of the home, you will need to communicate with your buyer's agent what you want the seller's to fix if anything at all so that they can communicate it back with the seller's and their agent.

The role of YOUR attorney is to make sure that you avoid any pitfalls in your purchase contract. Personally, I have never dealt with an attorney representing either the buyer or seller. Who I have encountered is the closing attorney. You need to know that the closing attorney does not represent you, the buyer, or the seller. They represent the lender and are just there to make sure they are taken care of.

Today we will be discussing the real estate consultant. The real estate consultant is the first person that you will probably become involved with when you begin your search for a home. We use this term to include real estate agents, sales persons, brokers, Realtors, Listing agents, and Buyer's agents, all of whom must be licensed to serve you. Agents and sales persons work for a broker.

Those licensed to sell may represent either buyers or sellers. Three days ago, we looked at the first simple thing you can do: getting pre-approved. Two days ago, we discussed the second thing you need to know, find a great real estate consultant. Yesterday we pondered the age old saying, look before you leap. Today, we are moving on to the fourth thing.

The fourth simple thing you can do to make the home buying process easier in Birmingham Alabama is be prepared.

How do I get prepared? You get prepared by making sure your contract has reasonable contingencies included to protect you as a buyer. Some of these reasonable contingencies can be things like -- approval by a home inspector, obtain financing, and title clearance.

For those of us that see real estate as a long-term investment, make sure that you buy homeowner's insurance, and upgrade it as the value of your new home and its contents increase. Actually let me add, everyone should obtain homeowner's insurance regardless of it being long term or short term.

It is the old cub scout motto: Be prepared. It is good enough advice for us all.

Today, we are moving on to the third thing.

The third simple thing you can do to make the home buying process easier is to look before you leap.

Now, what does that mean? It means you need to make yourself familiar somewhat with an area before you commit to make that area your home. You can do this by driving around the neighborhood at different times of day, getting out and walking around. If you see some who look friendly you can even stop and chat with a few of your potential neighbors. Remember though, some people like friendly neighbors and others think of them as nosy.

Some other things you can do to look before you leap is drive to the local grocery store, laundry, or anywhere that you will frequent upon your move. If you have kids you might want to visit nearby schools and see for yourself how the kids behave and how the grounds look.

The point is to see if this is really the type of neighborhood you want to live in BEFORE you make an offer.

The first thing you need to know is to get pre-approved for your loan. Let me say that one more time in case you missed it. Get pre-approved for your loan!

This is an important step in that before you decide to buy a home you need to know what you can afford. There is nothing worse than finding that "dream home" only to find out that you can't afford it. So, whenever possible try to get "pre-approved" for a loan in the amount you're willing or able to borrow.

The importance of this pre-approval is that when you do finally find that dream home, you will be in a stronger position to buy that home. How amazing it will be to be able to buy that dream home when you find it rather than lose it to another buyer, because you were waiting on the approval.

Getting Our Feet Wet in Birmingham Alabama

Birmingham Alabama, well the whole state, has been in drought conditions this summer. This week though we have had some much needed rain and I think everyone is grateful and has enjoyed it quite a bit. Some of us, like our friend over here, have just wanted to sit out in it and enjoy some time in the rain. Can you tell he is big fan. (I know a bad pun, but it works so well.)

While state totals for the year are still low, we have enjoyed more than 3 1/2 inches of rain this week (that's out of 4 3/4 inches we have had total for the month of August) and a much needed break in temperature away from the hot and steamy 100+ degree days we were having for a while. The average temperature this week has only been about 87 degrees while the rest of the months average was just about 100.

Hopefully we can gain back some of the 17+ inches we are still behind so can drop all of our drought warnings, alerts, and restrictions. For now though, we are going to enjoy the puddles while they last.

I found some interesting statistics about Birmingham Alabama weather.Here you can find average temperatures, rainfall, humidity, and cloudiness month by month. It has the same information for cities across the country on the site. You can also find weather forecasts at AccuWeather and Weather.com.

Football Season Has Begun for Alabama

Saturday is the big day! Anticipation is in the air! Thousands upon thousands are feeling all jittery! It is the first "official" day of football season in Alabama. I hope everyone has tested the grills and has an extra bag of charcoal or an extra tank of gas. It is going to be a day of football, fellowship, family, and feeding the face. What fun!

Alabama has a fighting match against Western Carolina. Auburn gets to tussle Kansas State, and UAB gets to go head to head against Michigan State. Thousands will be gathered at these campuses to partake in the pregame festivities.

So, whether it's the "Sweet Home Alabama" gathering at the quad and tailgating by your RV at Alabama, participating in The Tiger Walk at Auburn, or sitting (and jumping) off the couch at home, your bound to have loads of fun.

How are the games going to turn out? We have no idea yet. We are hoping to see a lot of touchdowns on Saturday, but only for those teams from Alabama. Of course we are pulling for a 3-0 day with no losses for the teams from Alabama.

Fountains Use Recycled Water: Alabama Drought 2007

Alabama has been in drought conditions all summer. Lawns are browning, trees are loosing leaves, flowers and shrubs are wilting and dying away. The Birmingham Water Works has issued a Stage 3 drought alert limiting what days you can water your lawn. They have also requested that you don't wash you cars, trucks, etc... until further notice. Fines are being issued and the public has been asked to asked to report those who are violating the rules.

This has brought about signs like this being seen everywhere from car washes, golf courses, and even shopping centers like the one where I took this photgraph.

I have to ask though. Doesn't water evaporate in extreme heat? Is the water there today the same that was there yesterday? Probably not... but as with anything else, I guess this is just a sign of the times.

Clumpies Ice Cream Company, Crestline, Mountain Brook, Alabama

Just a few minutes drive from home, and a short walk from my oldest son's favorite park, the Tot Lot, in Crestline (Mountain Brook) Alabama sits a quaint little ice cream shop, Clumpies Ice Cream Company. Just saying those words makes my mouth water. (Please pardon me as I stop typing to dab the drool from my lip.)

Clumpies, which first came to Birmingham about a year ago, is in one of the three exclusive shopping centers of Mountain Brook, Crestline Village which also has several great eateries such as Surin of Thailand, Fire, O'Teys Tavern, Zoes Kitchen, or La Paz which offer a scrumptious dinner before you run, yes I did say run, over to Clumpies for desert. They have a lick-smacking variety of flavors to choose from. While I love the Blackberry White Chocolate Chunk, my wife loves the Chocolate Chocolate Chunk Raspberry, and my oldest loves the Sweet Cream (for now). My youngest still loves the bottle, but I am sure he will have a favorite soon.

If my kids have anything to say about it, Clumpies will definitely be around for a long time. If you need further proof that Clumpies is the best ice cream around, just check out this link.
